James - An agent told me today about five deals in September that went south because out-of-area appraisers came in super low. As he said, willing and able buyers but with appraisals $25,000 to $75,000 low there just wasn't a meeting of the minds.

And most surprisingly,..... the banks now co own the AMC's, and so they are getting 50% of the $500-600 that the AMC is getting from each borrower. So, if they don't even write a loan, they still make more money, adn with less paperwork, than they would, in a year of loan payments. So why write a loan? Let the appraisal spoil the deal, who cares? We banks are making record profits. www.eas2.org
