Having a plan to get their home sold and then having a contract on a new home before April 30, 2010 will net them the most money. I only hope that people take heed. The downside is that people may sit back thinking Congress may extend the tax credit again. That's a gamble. They might. They might not. Why take they chance? My prediction is that people won't really get serious until the end of February. That might make for a lot of disappointment if multiple offers start piling up on homes that can, in fact, settle by June 30th (not "short" sales, that's for sure).
