		<description>Around here, if the septic system has not been upgraded to a title 5 system, the seller is responsible contracting for the system upgrade as part of the sale before the property is transferred.

In some cases, the buyer can choose to take over the septic system responsibility and is given a predetermined time frame to get the system upgraded. The time frame is set by the town board of health or the lender or both depending on what town it is.

If groundwater is an issue, the owner may have to have a tight tank or an above ground system (called a mound).</description>
