For example, it is essential that you have a written offer in Virginia and I do that! I consult with my clients so they present the best offer possible so they don't waste time losing negotiations due to a lack of strategic planning.

Sellers, people have contacted me from the internet after seeing one of my postings, but when asked a few questions they are often poorly prepared to buy. So why do I post these listings? Because the prepared buyers will see it, contact their "buyer agent" and will put together an offer. And that's the goal!
